Enclave at Vinings

The Enclave at Vinings is a wonderful community situated just behind the West Village in Smyrna, established in 1999.  The homes in the Enclave are traditional in style and welcoming in nature.  A fabulous community due to the people and the location.  If you are looking for a community that is walking distance to restaurants, shops, fitness facility and more – this is it!  You are literally steps away from the fabulous live, work, play community.  People come from all over to enjoy their coffee at Starbucks, pizza at Blue Moon or family night at MacCray’s Tavern.  Just as close is the John Wieland live, work, play community One Ivy Walk.  Enjoy brunch at J Christopher’s, drinks at Soth city Kitchen or get dolled up at Hand in Pocket.

The homes in the Enclave at Vinings are built by award winning builder Ashton Woods.  Ashton Woods builds a fantastic product with very functional floor plans.  The Enclave’s typical price range is in the mid $300’s to high $400k’s peaking close to $500k at the height of the market.

Buyers flock to this area for its close proximity to the West Village and One Ivy Walk, but also for its easy access to 285, 75, and even I-20.  If your commute is towards the airport, buckhead, midtown or downtown you are just an easy 20 minutes from it all!

If you purchase a home on the city of Atlanta side the school system is Warren T. Jackson elementary, Sutton Middle, and North Atlanta High School.  If your home falls on the Sandy Springs side you feed into Heards Ferry, Ridgeview and Riverwood High school.

Riverside Sandy Springs

The Riverside community of Sandy Springs might possibly be the largest HOA run community in Sandy Springs.  This fabulous neighborhood originated in the late 1960’s with homes originally selling for less than $50,000!  Nowadays, your average range of homes is from $400,000 – $1,000,000!

Riverside is known as THE swim tennis community in Sandy Springs, with an amazing swim team and ALTA team.  The clubhouse is also a great place to host parties and neighborhood events.  Riverside is a family friendly neighborhood with many children riding bikes and parent’s strolling the streets.  Riverside feeds into the sought after public school system of Heards Ferry, Ridgeview and Riverwood High school.  Many families move here to reap the benefits of all 3 public schools.

West Village Brookfield Park

The Vinings Estates community is one of the largest communities in the Vinings Smyrna area (and really Mableton!). If you are looking for a fabulous swim and tennis subdivision then put Vinings Estates on your list.  Vinings Estates boasts a whopping 3 swimming pools and is home to ALTA tennis.  The main pool is known for its swimming team, 3 story slide, and the club house.  Ideal for hosting parties, neighborhood events, and community meetings.  If you don’t feel like swimming or playing tennis you may also enjoy the basketball courts!

John Wieland is the original developer and builder of Vinings Estates and it took him over 15 years to build the entire community.  Vinings Estates has over 700 homes ranging in price from the mid $300k’s to above $1,000,000.  In theory there is something for everyone!  John Wieland is one of the most sought after builders in the area and is known for his traditional southern style homes.

John Wieland and City of Smyrna worked very hard to make Vinings Estates be the type of community you would never want to leave.  It has the feel of resort style living with its master-planned amenities, homes and townhomes, and you are convenient to it all.

Stonecrest – Smyrna Vinings

If you are in the market to buy a new construction home in the Smyrna Vinings area, then the Stonecrest neighborhood might possibly be the most bang for your buck! There are few builders out there that can be considered custom homebuilders, however Waterford Builders is the closest thing to it. Waterford Homes is the builder in the new construction community of Stonecrest and they are pleasing buyers left and right. If you want to change space into a mudroom or a living room into a play room with custom desks and shelves – Waterford is your builder and Stonecrest is your neighborhood!

This new home community might not have the amenities of a swim / tennis club, however you are walking distance to One Ivy Walk and the West Village where you can enjoy a burger at Five Guys, pizza at Blue Moon, or breakfast at First Watch. Just outside your community you can pick up the Silver Comet Bike Trail and take it down to the local park or keep on going to the state line!

Stonecrest neighborhood is also a short distance to all your top private schools: Lovett, Westminster, Pace, St. Benedict’s, and Whitefield.

Wakefield Estates – Smyrna Vinings

This week we thought we would highlight Wakefield Estates. A wonderful community right off of South Atlanta Rd, just south of the Paces Ferry intersection. Wakefield Estates first broke ground in Smyrna in 2006 (yes, during the boom!). Wilmont Williams was the builder and the new construction homes were starting in the mid $600k’s. They had a craftsman style flair with all the upgrades and amenities the current buyer wanted! Wilmont Williams was selling rapidly at first, being one of the only new construction neighborhoods that offered a swimming pool, buyers couldn’t get there fast enough.

Of course, the craftsman style, new construction, and swimming pool could only go so far once the housing bust occurred. Out went Wilmont Williams and in came Traton Homes! One of the few big name builders that was surviving during the “hard times.” Traton Homes had/has a great model, which is to provide a new construction product that has everything the buyer wants at a price they can’t pass up. I think Traton Homes was in Wakefield Estates for only 30 days before they sold everything out!

Fast-forward to the present and Wakefield Estates is still one of the most sought after communities in Smyrna. The craftsman style is still very popular AND truth be told, Wakefield Estates is still one of the few subdivisions to boast a swimming pool in Smyrna! Prices had dropped into the $300k’s at one point; however, the average is probably the mid $400k’s now and rising everyday.

Heritage at Vinings – Smyrna Vinings

Heritage at Vinings is one of the most sought after neighborhoods in the Teasley School District. Plenty of new families moving into the Smyrna Vinings area always inquire about Heritage at Vinings. Possibly because it is one of the few swim / tennis neighborhoods that feed into the Teasley school district. Or possibly because it was built by the renowned John Wieland builders or maybe its just because at any given time you can find over 20 children playing in the streets of this neighborhood or in the neighborhood pool. Heritage at Vinings brings you back to a simpler time when neighbors were friends and children played outside all day long!

John Wieland started building Heritage at Vinings in 1999. The neighborhood boasts traditional style homes on ¼- ½ acre lots. The homes consist of three to five bedrooms on a slab or full basement. The homes sales got as high the mid $500k’s during the peak real estate boom. However, have no fear – these homes come on and off the market quickly. This is possibly because Teasley elementary school is one of the top schools in the Smyrna Vinings area or potentially because its one of the few swim / tennis communities. Whatever the reason, families moving to Smyrna Vinings always seem to know about Heritage at Vinings before we even mention it!

Although Heritage at Vinings can’t boast being a new construction neighborhood, the swim / tennis amenities put it far above the rest! Not to mention you are walking distance to the fabulous Taylor Brawner Park, home to the Smyrna Vinings Food Trucks and summer movies!
